The Remote Estate Cleanout Process
Where it is operationally possible, a cleanout can be coordinated without you traveling to Tennessee. Some properties still require an onsite walkthrough before we begin — we'll tell you honestly which applies to yours.

Call, text, send photos or submit the estimate form. We collect home size, amount of contents, location, access, timeline and any special circumstances.

Property review
We review your photos, arrange a video walkthrough, or complete an onsite walkthrough where that is required.
- Step 3
Written scope
What stays, what goes, rooms included, garage/attic/sheds, special items, access instructions, requested completion condition and timeline — in writing.
- Step 4
Authorized access
We coordinate with an authorized individual: homeowner, executor, realtor, property manager, family member, lockbox or another approved method. You are responsible for confirming you have authority to direct the cleanout.

Cleanout
Our crew removes the items covered by the agreed scope — nothing outside it.
- Step 6
Found-item protocol
Documents, photographs, apparent valuables, safes, firearms, financial records, keys and medications are set aside rather than discarded by default, following our confirmed operating procedure.

Documentation
When requested and operationally offered, we send progress updates and completion photos so you can see the result from anywhere.

Property handoff
We close out with you, your realtor, the authorized representative or the property manager so the next step can move forward.

Frequently Asked Questions
Can you clean out an entire home?
Yes. Whole-property work is what we are built for — every room, plus garage, attic, basement and outbuildings, cleared to the condition described in the written scope.
Can I arrange the cleanout if I live outside Tennessee?
Often, yes. Where it is operationally possible, we scope from photos or a video walkthrough, confirm the plan in writing, and coordinate access locally. Some properties still require an onsite walkthrough first.
Do I have to be present?
Not necessarily. We work with whoever is authorized to direct the cleanout and provide access — that can be a family member, executor, realtor, property manager or an agreed lockbox method.
Can you coordinate with my realtor?
Yes. Realtors frequently hold access and manage the listing timeline, and we're comfortable working directly with them while keeping you copied on decisions.
Can you work from photos?
Usually. Clear photos of every room, the garage, the attic access and any storage areas let us understand scope before we speak. The more you send, the more accurate the estimate.
Can you provide completion photos?
When requested and operationally offered, yes — progress updates during the work and photos of the cleared property at the end.
How much does an estate cleanout cost?
Whole-property cleanouts are priced per project, not from a menu. Volume of contents, home size, access, stairs, disposal requirements and timeline all matter, so we scope before quoting.
What affects the price?
Total volume removed, number of rooms and outbuildings, stairs and carry distance, heavy or awkward items, disposal and recycling requirements, and how quickly the property must be cleared.
